Privacy Policy
Last updated: October 14, 2026
This site is run by one person. I collect the minimum I need to send you what you asked for and to
help you if you hire me. I do not sell your data, I do not run advertising trackers, and you can have
everything deleted by sending one email.
Who is responsible
John of Japan (also operating as Settle Japan) is the data controller for this site.
Contact: johnhofjapan@gmail.com.
What I collect, and why
When you request a free guide or join the email list
- Your email address and which guide or page you signed up from.
- Used to send you that guide, a short related follow-up sequence, and occasional Japan relocation emails.
When you use a quiz or assessment tool
- Your answers to the Visa Diagnostic, Japan Fit assessment, or eligibility quiz, along with your email address.
- Used to generate your result, email you a copy, and give context if you later book a call.
- These tools are educational. They are not a legal or immigration determination.
When you enquire about property or relocation help
- What you provide on the form — typically name, email, messaging contact, target area, budget range, timeline, and how you plan to finance a purchase.
- Used to answer you, and where relevant to introduce you to a Japan-based partner agent. I only pass your details to a partner agent when you have asked for that introduction.
When you buy something or book a call
- Payment is handled entirely by Stripe. I receive confirmation that a purchase happened plus your email address. I never see or store your card number.
- Call bookings are handled by Calendly, which shares the booking details you enter with me.
When you comment on my Instagram or Facebook posts
This covers the Instagram accounts @johnofjapan, @settle.japan and @manekihomes, and their linked
Facebook Pages. Some posts say something like "Comment JET and I'll send you the guide". Asking that
way is how you request it.
- What I receive from Meta: the text of your comment, your username and account ID, and when you posted it. Nothing else about your account.
- What it is used for: an automated system on my server checks whether your comment contains the word the post asked for. If it does, it sends you one direct message with the link you asked for, and may like or publicly reply to your comment. You are messaged once per post, not repeatedly.
- What is kept: a record of the comment ID, your username, the keyword, and whether the message was sent, so that you are never sent the same message twice. These records are deleted automatically after 90 days.
- If you tap a button in that message: the tap passes through johnofjapan.com on its way to the page, and is counted (which button, when, and your browser type, with no IP address and no cookies) so I can see which guides people actually open. Those counts are deleted after 90 days too.
- This does not add you to my email list. You only join that if you enter your email on a guide page yourself.
- Your comment and any messages between us stay on Instagram or Facebook, under Meta's own privacy policy.
Automatically
- No analytics, no advertising pixels, no cross-site tracking, and no marketing cookies. There is no Google Analytics, Meta Pixel, or similar on this site.
- My host keeps standard server logs (including IP address) for security and reliability, as any web host does.
- Email delivery records whether a message was delivered, opened, or clicked, so I can tell whether emails are landing and stop sending to addresses that bounce.

What I will never do
- Sell, rent, or trade your personal information.
- Add you to unrelated mailing lists, or pass your email to another newsletter.
- Share your enquiry with a property agent you did not ask to be introduced to.
- Run advertising or behavioural tracking on this site.
How long it is kept
Subscriber and enquiry records are kept while they are useful for the service you asked for. If you
unsubscribe, your address is marked as unsubscribed so that you are not contacted again. If you ask
for deletion, the records are removed.
Your choices
Unsubscribe at any time using the link at the bottom of any email, or directly at
johnofjapan.com/unsubscribe.
Ask for a copy of your data, a correction, or full deletion by emailing
johnhofjapan@gmail.com. Say what you want done. No
explanation needed, and it costs you nothing.
To delete what my Instagram or Facebook automation holds about you, email the
same address with your Instagram username or Facebook name. Every record linked to it is deleted
within 30 days and you are told when it is done. You can also remove the app from your account in
Instagram or Facebook settings at any time.
Depending on where you live, you may have additional rights under laws such as the GDPR or the CCPA,
including the right to access, correct, delete, or restrict the use of your data, and the right to
complain to your local data protection authority. The email above is the way to exercise any of them.
Children
This site is intended for adults planning a move to Japan. It is not directed at children, and I do
not knowingly collect information from anyone under 16.
Security
Data is held in access-controlled accounts with the providers listed above, and the site is served
over HTTPS. No system is perfectly secure, so I keep the amount of information collected small on
purpose.
Changes
If this policy changes in a way that affects how your information is used, the date at the top of this
page will change. Material changes will be noted in an email to subscribers.
